Deck the Halls… or Not? Holiday Decorating Tips for Home Sellers
Tuesday Nov 04th, 2025
Even though the holiday season officially starts in December, many of us can’t resist getting into the festive spirit early — and that often includes decorating our homes.
A question I often get from clients this time of year is:
“Should I decorate for Christmas if my house is up for sale?”
The truth is, there’s no right or wrong answer. But if you want to celebrate the holidays while keeping your home market-ready, here are a few tips that can help you strike the right balance:
✨ Keep it Light and Bright
Choose bright, neutral, and light-colored decorations that complement your home’s existing style without overwhelming the space.
🎄 Place the Tree Strategically
Select a corner for your Christmas tree that doesn’t block natural light, walkways, or key features of the room.
🕯️ Simplify Surfaces
Avoid overcrowding walls, countertops, and door frames with decorations. A few elegant touches go a long way.
🚫 Be Mindful of Safety
Skip stair garlands tied on top of handrails — they can be a tripping hazard. Instead, place them along the bottom of the railing, or on the spindles, for the same festive look without the risk.
🔇 Keep It Quiet During Showings
As charming as Christmas music is, it’s best to keep things neutral for buyers during showings.
📸 Time Your Photos Carefully
Avoid havingyour listingphotos or virtual tours taken with decorations up. Bulky trees, wreaths, and garlands can make spaces appear smaller. If your home will be listed during the holiday season, ask your Realtor to schedule photography before you start decorating.
🏡 Don’t Forget the Curb Appeal
A well-decorated front door or porch adds a warm, welcoming touch. Simple outdoor lights or tasteful lawn décor can help your home stand out — in a good way!
The key is to enjoy the holiday season while keeping your home looking spacious, inviting, and ready for potential buyers. With a little balance, you can celebrate the season and make a great impression.
